Managing plumbing across multiple units and shared systems is a different job from a single-family service call, and we approach it that way: diagnose the actual source, document what we find, and give you what you need to make a decision.

Emergency response

Burst supply lines, active leaks between units, sewer backups into common areas and no-hot-water calls do not wait for business hours. We answer and dispatch 24/7, including nights and weekends.

Drain and sewer work

Recurring stoppages in shared drain lines, kitchen stacks serving multiple units, and main sewer laterals. We clear stoppages, and where a line keeps backing up we use hydro jetting to remove grease and root intrusion rather than just punching a hole through it. Sewer camera inspection lets us show you what is actually happening inside the line before anyone authorizes excavation, and we handle sewer line repair and replacement when a line has failed.

Leak investigation

Water showing up in a unit rarely originates where it appears. We trace leaks through walls, ceilings and slabs to identify the source before demolition starts, including slab leaks under building foundations. See also our leak detection and repair service.

Domestic water piping and circulation

Aging galvanized and copper distribution piping, pinhole leaks, pressure problems, and hot water recirculation systems that have stopped circulating properly. Where piping has reached the end of its service life we handle partial and full repiping.

Water heaters

Common-area and in-unit plumbing

Laundry rooms, pool equipment rooms, trash areas, clubhouse restrooms and landscape-adjacent plumbing, alongside fixture and supply work inside individual units.

Building shutoff coordination

Work that requires isolating a riser, a stack or the building supply needs planning. We identify what has to be shut down, for roughly how long, and which units are affected, so management can notify residents before the water goes off rather than after.

Backflow

Backflow testing and prevention, including device installation and repair — often a recurring compliance requirement for multi-unit and commercial properties.

How HOA vs. Unit-Owner Plumbing Responsibility Is Typically Determined

One of the most common questions we get from boards and managers is who pays for a given repair. That question is decided by your association’s governing documents and by the board or management company — not by the plumber. What we can do is establish the facts the decision rests on.

In practice, responsibility usually turns on a combination of:

  • Where the problem originates. A failure inside a wall on a shared stack is a different situation from a failure at a fixture inside one unit.
  • Whether the affected system is common or unit-serving. Main lines, risers, stacks and shared laterals are generally treated differently from branch piping that serves only one unit.
  • What the CC&Rs and governing documents say. Associations define maintenance, repair and replacement obligations differently, and those definitions control.
  • Where the ownership boundary sits. Many documents draw the line at a specific point — for example at the wall surface, or at a shutoff — and that boundary determines which side a component falls on.
  • The board’s or management company’s determination. Applying the documents to the facts is their call.

Our role is diagnostic. We identify the source and condition of the plumbing issue and document what we found, so the association has an accurate technical basis for its decision. We do not determine legal or contractual responsibility, and we do not interpret governing documents.

Documentation and Estimates

For managed properties, the paperwork matters as much as the repair. On request we provide written findings describing the condition we identified, camera footage where a line was inspected, itemized estimates for the work proposed, and invoices suitable for submission to a board or owner. Where a repair has options — for example spot repair versus replacing a longer section — we lay out the options rather than presenting a single number.

Access and Scheduling Across Multiple Units

Work in occupied buildings depends on access. We coordinate with on-site staff or management on unit entry, notice requirements, and scheduling windows, and we work in occupied common areas with residents and their belongings in mind.
